We build community, not just housing. At DHN, we seek out underserved markets that focus first on filling a need in our community. Whether it's being a leader in downtown redevelopment or building quality family housing for those in the missing middle-income bracket, we believe that putting people first drives better outcomes for everyone.

Before “community-focused development” became the industry trend it is today, founder Darsey Nicklasson was already building communities where people could live, connect, and belong. Her vision began over a decade ago with a simple yet radical idea: What do the people who live here need? We will build that.
That vision became reality with Blue Dot Place—the first rental property developed in downtown Colorado Springs in over 60 years. Despite community doubters, Blue Dot opened in 2016 as an upscale, boutique apartment building that proved renters would pay premium prices for thoughtful, walkable downtown living. The project received regional and national recognition and recently sold for a record-high per-unit price in Colorado Springs.
Blue Dot wasn’t just a successful project, it was the catalyst for a downtown renaissance. DHN led the way for thousands of apartments now open, under construction, or planned in downtown Colorado Springs, including Casa Mundi, our second boutique urban infill development.
Turning our people-first focus to the underserved missing middle market, we developed two family-focused neighborhoods on the city’s southeast side. Mosaica and Kaleidos provide multi-family attainable housing in communities thoughtfully designed to feel like neighborhoods, not apartment complexes.
Our passion for the local market is at the heart of every decision, from design and development through property management. We’re not just building apartments; we’re building homes for our friends and neighbors, and creating communities that strengthen Colorado Springs one thoughtful development at a time.

CEO & Founder
CEO & Founder
As CEO and Founder of DHN Planning and Development, Darsey Nicklasson drives the strategic vision and execution of the company’s real estate portfolio. With more than two decades of experience in real estate, Darsey has transformed DHN into a regional development firm that creates long-term value for investors, associates, and communities. Her journey into property management was pivotal, as she chose to personally manage her properties rather than rely on third-party managers—a decision that not only proved successful but also laid the foundation for DHN’s values. This hands-on approach has made her a better leader and has shaped the company’s growth into what it is today.
A visionary and collaborative leader, Darsey is deeply invested in the communities she serves and strives to address both housing and cultural needs holistically. She believes in designing and building spaces that foster life, vitality, and community, creating environments where people can connect and thrive. Darsey’s impact is seen in key projects like Blue Dot Place, the first residential development in downtown Colorado Springs since the 1960s, and Casa Mundi, a 27-unit multifamily property. She is currently leading the development of Mosaica and Kaleidos, two attainable housing projects in Southeast Colorado Springs. Beyond her professional endeavors, Darsey is dedicated to shaping the future of the region through her involvement in numerous boards and committees. Outside of work, she enjoys family activities with her husband, Rob, and their three children—staying busy with soccer, track, climbing, and mountain biking.
